Length
of Lease: Our standard lease term is for 12 months (shorter periods are
subject to owner approval).
Qualification
to Rent:
To qualify to rent, please complete our Application for
Residency. This allows us to check
your credit report, criminal background, check employment or verify income
and obtain prior rental references.
Deposit:
The security deposit is:
Funds to Move In:
To move in we require that you place the deposit and
pay the first month's rent.
Rent:
Rent is due monthly on the first day of each month.
Payment
Method: Deposits and the first
month's rent are paid by money order or cashier's check. After the first month
you can pay on-line through the Hoffman
Realty Renter's Portal or we
accept payment by personal check provided that payment is timely and the check
is good.
Maintenance
and Repairs: Renters
are expected to maintain the property in good and tenable condition throughout
their tenancy. The landlord is responsible for repairs, unless the repair was
caused by the renter.
Housing
Assistance: Some of our properties accept Section 8 housing assistance
payments. Contact us for details.
Pets:
Some of our properties accept pets. If pets are allowed, there is a $50 pet
application fee and a $250
non-refundable pet fee for a dog, and a $100 non-refundable pet fee per cat. We
will likely want to meet any large dog prior to approval.
