New Construction HomesNew Construction HomesSOME THINGS TO CONSIDER BEFORE YOU VISIT YOUR FIRST MODEL HOME 1. Which is better, an new home or a re-sale home? The answer is that it depends on you, the buyer. Here are some things to consider.
We recommend that you consider both before you decide. 2. Know What You Can Afford. Although this applies to both new and re-sale homes, it is particularly true with new homes. Buyers are more likely to make emotional, "on-the-spot" decisions about new homes, especially if the builder is also offering financing. Therefore, before you set foot in a model, know how much house you can afford. If you own a home, you need to know the net proceeds from its sale to figure out how much cash you'll have available. This is no time for an educated guess. It's critical you have an accurate analysis, which includes every likely selling cost. If you're a first-time buyer, you need to pre-qualify your income to determine how much home you can afford.3. Work With Your REALTOR. You shouldn't forget, that the salesperson in a model home represents the builder, not you. You're not represented, if you don't have a licensed Agent / Realtor working for your best interests. Verify the reputation and financial strength of the builder before you sign a contract 6. Hire a Home Inspector. We have yet to meet a home inspector that hasn't found at least one serious defect in a brand new home. Therefore, unless you a buying a home from a builder with an outstanding reputation for quality workmanship, consider hiring a home inspector. Homes are built by humans, and humans make mistakes, therefore most new homes have defects. If you hire a home inspector, they will usually perform two or three inspections during your home's construction. Use the reports they provide you to get the builder to correct major defects before they become major problems. Remember, builders are happy to co-operate with Realtors and there is no cost to the buyer to have professional representation during the purchase a new home.
