How Hoffman Realty Handles your Tampa Rental Home Maintenance
At Hoffman Realty, we divide maintenance into three categories: emergency repairs, urgent repairs and routine repairs. I’d like to go over those three categories so you understand how we handle things on behalf of our owners and tenants.
Emergency Repairs
Hopefully, you will never have an emergency repair on your property. This is typically something that needs immediate attention, like a pipe bursting. Tenants have a 24-hour emergency repair hotline they can call, and it will be answered no matter what time of day or night it happens to be.
For example, we have a tenant who is a student and renting a high rise property from us in downtown Tampa. She was out with her friends on a Saturday night and returned home at around 2:00 a.m. When she opened the door, she saw her shoes float past her down the corridor. A pipe had burst while she was out, and there were three or four inches of water in the unit. The tenant called us and we immediately got a plumbing contractor out there to stop the leak. Within two hours we also had a drying contractor out there to suck up all the water and turn on fans and dehumidifiers to prevent mold. Then, by the next morning we called our property owner to let him know what had happened. We walked him through the process of making a claim with his insurance company.
Urgent Repairs
The need to handle urgent repairs is not referenced in the Florida Landlord Tenant Act, but we have this category because we think it’s the right thing to do and the right way to treat tenants. An urgent repair is something like the air conditioning breaking in the summer or the fridge not cooling. With these repairs, we’ll take those calls up to maybe 8:00 p.m. and then try to get a vendor out that night or first thing in the morning. We take care of these repairs seven days a week and we do this because the best way for property owners to maximize their income on an investment property is to keep a good tenant. We want to treat tenants right. The number one reason tenants leave is because of poor maintenance handling. so, this category keeps us responsive.
Routine Repairs
A routine repair might be when a tenant calls to report a dishwasher is no longer working. It’s an inconvenience, but it’s not an urgent or emergency repair, and we’ll handle that during regular business hours. Our process is to contact you, tell you what’s going on and then dispatch vendors.
