About South Tampa, FL

From the turn-of-the-last-century bungalows in the east-side, to brand-new high-rise luxury waterfront condos in the west-side. South Tampa is a microcosm of residential real estate development in Tampa and Florida over the last 100+ years.

At the turn of the 20th Century large single family homes were built south of Kennedy Boulevard (then called Lafayette Street) in the east-side of South Tampa close to the Hillsborough River. Many of the homes that remain today have been converted into professional offices. The real estate boom of the 1920s bought new residential neighborhoods to South Tampa. Many of South Tampa’s famed neighborhoods were constructed in the Roaring 20s. Neighborhoods such as Davis Islands, Hyde Park, Palma Ceia, Bayshore Beautiful, Parkland Estates, Virginia Park, Beach Park, Port Tampa and Ballast Point. These desirable neighborhoods are known for their historic homes along quiet tree-lined streets.

The Great Depression in the 1930 halted the most real estate development in South Tampa. Only Tampa’s wealthiest families could afford to build homes, which they did in New Suburb Beautiful. West of Hyde Park and SoHo and east of Golfview, most of the homes in New Suburb Beautiful have been restored to their original grandeur and it looks much the same today as it must have looked 80-years ago.

The 1940s bought the end of WWII and another housing boom. Smaller 2-bedroom and 3-bedroom homes were built across the South Tampa’s peninsular in neighborhoods such as Bon Air, Swann Estates, Manhattan Manor, Fair Oaks, Virginia Park West, Sun Bay South and areas around MacDill Air Force base.

The 1950s, 1960s and 1970s bought more upscale development in South Tampa in new neighborhoods such as Sunset Park, Sunset Park Isles, Culbreath Isles and high-rise condominiums on Bayshore Boulevard.

With most of South Tampa’s vacant land developed by the beginning of the 1980’s most of the new homes built recently has been the result of infill development. Small single family homes across South Tampa have been torn-down to make way for larger modern luxury homes. Townhouse communities such as Bayshore Pointe, Bayshore Trails and Legacy Park have been built on larger infill lots and brand new neighborhoods such as Hyde Park Village, Habour Island, Westshore Yacht Club have been built by redeveloping old industrial sites.
