Enforcing the lease agreement while maintaining a good relationship with tenants does not have to be difficult. We make sure our residents understand our expectations around rent collection before they move in, ensuring there’s no confusion and no conflict.

We also implement late fees and we pursue eviction steps if rent is not paid on time and tenants are not communicative about when we can expect the matter to be resolved.

ONLINE RENT PAYMENTS AND TRACKING

One reason rent is rarely late in properties managed by Hoffman Realty is that we make it easy for tenants to pay. Residents in Tampa and the surrounding areas expect to be able to pay online, and we facilitate that with our secure and convenient online system. Tenants can schedule payments in advance or as recurring withdrawals and save their payment methods, simplifying the process.

This system also provides a benefit for tenants by allowing them to track and document their on-time payments. We use the same documentation, so when new landlords call for a rental reference, we can accurately confirm their payment history. This provides a great incentive for residents to continue making their payments when they’re due.

Invoices and Expenses

The portal also tells you what was deducted from your rent before it was deposited. Maintenance costs, and property management fees, for example, are reflected.

Tax Documentation

At tax time, we’ll prepare the documentation you need to support any deductions you may be claiming for your rental property operations. Provide it to your CPA or tax accountant. We’re available for questions.

Security Deposits

We are collecting, holding, and returning security deposits in accordance with Florida state laws. These amounts are also found in your portal, and we’ll provide a list of itemized deductions, if there are any, at the end of the tenancy.
